Are you thinking of doing some remodeling on your home?

Maybe you are trying to decide which room to remodel, or what type of improvement to tackle.  When it comes to home remodeling, there are a few projects that can make your property value increase dramatically, while others will not add a tremendous amount of value. In fact, certain things like an in-ground swimming pool can actually sabotage your home's value.

So which projects should you consider before others?

Typically, when people think of remodeling projects, they automatically think of bathroom and kitchen overhauls. These projects usually do not give your property a great value increase when it comes to the amount of money you have put into the project, but they could make your home easier to sell if your kitchen and/or bath are outdated.

If your focus is getting the most profit out of your project, the experts agree that smaller is better. And when you've got a choice, always go with exterior before interior.  Exterior projects overall tend to deliver more value than interior remodeling.  For example, replacing your front door with a door made from steel, or replacing your garage door with an upscale or midrange door could bring you more than a 82% return when you go to sell your home, due to increase in home value.  In fact, a front door replacement tops the list of smaller projects that generate the most return on your investment.

Another great home improvement project that can bring you a great profit (but will cost you a bit more out of pocket) is adding a manufactured stone veneer to your home, which can bring you up to about 92%. Additionally, you can do an upscale James Hardie fiber cement siding replacement on your home.  Fiber cement siding continues to be on the list of top cost-to-value projects.

Some things to consider when thinking about remodeling your home are the projects that will not give you the most return for your investment. These projects include adding a sunroom to your home or a home office overhaul. Not many projects over $25,000 will give you much return on your investment.

When it comes to turning your home projects into investments, remember that smaller is usually better. You can get a lot more bang for your buck from a window replacement project than a whole kitchen revamp will do for you.
