The average asphalt shingle roof will last for about 20-25 years. If your roof's been around for more than 20 years or if you have even older shingles underneath the newer ones, you are likely due for a new roof.
- Curling or buckling shingles are an indication that you may need a new roof. Check especially the areas of the roof that get direct sunlight. Are the shingles crumbling? If so, they have probably passed their life span and are in need of replacement. If your roof is still fairly new and you're encountering these problems, it's possible your roof is defective or you've had storm damage. - Take a look at your roof valleys. Do you have loose or missing shingles or flashing in this important area of your roof? Because water flows down the valleys to reach the gutter system, compromised roof valleys can lead to serious leakage.

- Finally, check out your roof boards. Have you noticed sunlight coming through into your attic? What about a spongy or bouncy feeling while walking on your roof? This could be a sign of water damage to your roof decking, which should be looked into by a roofing professional.
